What a bathroom renovation costs in London, Ontario

Bathrooms are the renovation most often quoted badly, because most of the risk is hidden behind tile and most contractors price before they have looked.

London ranges generally fall as follows:

• Refresh — $8,000 to $15,000. New vanity, toilet, tile, fixtures and paint. Existing layout and plumbing stay exactly where they are.
• Full renovation — $15,000 to $30,000. Back to the studs, re-waterproofed, retiled and refinished, with fixtures replaced throughout.
• Relocated layout or ensuite — $30,000 and up. Moving the toilet, tub or shower means moving drains, which frequently means opening the floor below.

What actually moves the number

• Whether the drains move. Fixtures can be swapped cheaply. Drains cannot. Relocating a toilet or shower is the single largest cost decision in a bathroom.
• Waterproofing. The part nobody sees and the part that causes every expensive failure. A proper membrane system costs more up front and is not optional on a shower.
• Tile choice and layout. Large-format, herringbone and mosaic all carry different labour, independent of material price.
• What the last renovation left behind. In older London homes we regularly open walls to find no vapour barrier, a rotted subfloor around a toilet flange, or a shower tiled straight onto drywall.
