What basement finishing costs in London, Ontario

A finished basement is usually the cheapest square footage a London homeowner will ever add — the shell already exists. It is also the project where cutting corners does the most quiet damage, because everything that goes wrong down there goes wrong slowly and out of sight.

  • Standard finish — $30,000 to $55,000. Framing, insulation, vapour barrier, drywall, flooring, lighting, trim and paint across a typical 700 to 900 square feet.
  • With a bathroom — add $12,000 to $20,000. More if the drain has to be cut into the slab rather than tied into an existing rough-in.
  • Legal secondary suite — $75,000 and up. Egress windows, fire separation, a separate entrance and full permitting to the Ontario Building Code.

What actually moves the number

  • Whether there is a bathroom rough-in. Many London builds from the 1980s onward have one. If yours does, you save several thousand dollars and a week of noise.
  • Ceiling height and mechanicals. Ductwork, beams and pipework that have to be boxed or rerouted consume both budget and headroom.
  • Moisture. This is the one that matters. Finishing over a basement with an unresolved water problem does not hide it — it conceals it until the drywall is ruined. If we find evidence of water ingress, we will tell you to fix that first, even though it costs us the job that month.
  • Egress and permits. Any bedroom below grade requires a compliant egress window. That is not negotiable, and it is not something to discover after framing.
