TASK ELITE · HOMEOWNER PLANNING GUIDE

One renovation team or separate trades? Choose how the work comes together.

You want a better home—not another job coordinating it. Understand who will connect the decisions before work begins.

THE STARTING POINT

What to know before you commit.

The choice between one renovation contractor and separately arranged trades depends on how much the work is connected and who will manage the decisions between tasks. Compare responsibility for scope, scheduling, selections, access, approvals and changes—not only individual prices. Task Elite coordinates agreed renovation work in London and nearby communities, with the appropriate licensed contractors handling regulated work.

Should you hire one renovation contractor or arrange separate trades?

The room you want is easy to picture. Organizing the work may feel less clear. Who confirms that one task is ready for the next? Who answers when a product changes? Who explains what the household can use while work is underway?

Start by describing the work, not by assuming one hiring model is always better. A defined repair is different from a bathroom rebuild or kitchen project with several connected decisions. The arrangement should make those responsibilities understandable to you.

Match the organization to the work you are planning
ArrangementThe starting pointThe question to settle
A defined serviceOne clearly described task with limited connections to other work. What is included, and who handles any preparation or finishing outside that task?
Separately arranged tradesYou engage providers for their individual scopes.Who coordinates the sequence, shared decisions and gaps between those scopes?
A coordinated renovationThe agreement assigns coordination across connected project work.Which responsibilities are actually included, and who is your contact when something changes?

The contract defines the arrangement. A coordinated project is not a promise that every worker is an employee of one company, or that every possible task is included.

Task Elite's renovation and home-repair services provide a starting point for discussing either a defined need or a connected project. The appropriate licensed contractors handle regulated work within the agreed arrangement.

Look closely at the handoffs between tasks

Make a list of decisions that involve more than one part of the project. In a kitchen, a sink selection may need to be considered with the cabinet, counter and plumbing scope. In a bathroom, the enclosure and surrounding finishes need a joined-up specification. Ask who confirms those choices before the next order or appointment.

This is a planning illustration, not a claim that every project follows one fixed sequence. The actual room, products and required checks determine how the work is arranged.

  • Before a task starts: who confirms the space, information and materials are ready?
  • When a selection changes: who checks its effect on the connected work?
  • When a boundary is unclear: who confirms which scope covers it?
  • Before finishing over work: who confirms the necessary checks and next steps?

Separate providers can be a workable arrangement when these responsibilities are understood. A coordinated proposal should make the same questions easier to follow, not hide them behind the word “managed.”

Confirm who is responsible—not just who is available

Ask for the business responsible for each regulated scope and how the appropriate qualifications will be verified. A general renovation contact and an individual tradesperson's certification do not answer the same question.

ESA distinguishes a Licensed Electrical Contracting business from a certified or master electrician. For hired residential electrical work, verify the engaged business and clarify its notification responsibilities. Read ESA's hiring guidance. This does not mean Task Elite itself holds an electrical contractor licence.

Also establish who coordinates required municipal or trade-specific approvals for the actual project. Do not assume that hiring one company removes the need for those checks, or that having separate quotations means someone else has already arranged them.

For comparing proposals, the Canadian Home Builders' Association recommends clear specifications and written responsibilities. Its contract guidance is a useful reference. Put the same proposed work in front of each provider before deciding which total represents better value.

Include the people who will still be living at home

The schedule should account for more than arrival dates. Discuss access to the room, notice of interruptions, delivery and storage areas, protection of retained finishes and the point of contact for practical questions. Name household constraints early rather than trying to fit them around a provisional work period.

When the only bathroom is involved, clarify toilet, washing and bathing arrangements separately. Our only-bathroom planning guide helps prepare that conversation. A kitchen project needs its own discussion about cooking, washing and access.

Ask how a proposed change will be documented and how its effect on scope, price and timing will be explained before extra work proceeds. Neither one contractor nor multiple providers can turn an unassessed room into a guaranteed timetable.

Prepare a brief that makes the comparison useful

Send Task Elite your location, photographs, the rooms or tasks involved and what you want to achieve. Identify anything already ordered or agreed with another provider. Existing arrangements matter when deciding what can be included and where responsibilities begin and end.

Use the quote comparison guide to separate included work, allowances and unanswered questions. A coordinated quote and several trade quotes should not be compared as equivalent until their scope boundaries are aligned.

TAKE THIS INTO YOUR FIRST CONVERSATION

A clearer project starts with four things.

  1. Priorities: the changes that would make the biggest everyday difference.
  2. Connections: the rooms, products and tasks that need to be considered together.
  3. Constraints: household access, existing commitments and open decisions.
  4. Responsibilities: the coordination and communication you expect in the written scope.

Common contractor-and-trade questions

Is a general contractor always needed for a small job?

Not every defined task needs a multi-trade project arrangement. Describe the work and identify any connected preparation or finishing before choosing the appropriate route.

Does one renovation team mean every trade is in-house?

No. A company may coordinate other contractors. Ask who performs and is responsible for the regulated work and which business you are engaging.

Will arranging separate trades always save money?

There is no automatic saving established by the hiring model alone. Compare equivalent work, the coordination responsibilities and the tasks left outside each price.

Can Task Elite discuss a project when I have already hired someone?

Explain the existing agreement and proposed remaining work at the start. Project fit, responsibilities and scheduling need review before any additional scope is confirmed.

Sources and the basis of this guide

This is Task Elite's planning guidance, not a guarantee of cost or timing. ESA supports the electrical-business licensing distinction; CHBA supports clear specifications and written responsibilities. Neither source endorses Task Elite. Your project agreement establishes the actual work, coordination and follow-up arrangements.
